Prudential site: development process

This week I was able to tour the 75-acre Prudential site in Northeast Plymouth. Last year the land was sold to some developers who plan to redevelop the parcel into a mixed use development, with housing, retail, and business spaces.

When I was on the Planning Commission, we participated in a "sketch plan" review with them, where we talked about the possible design concepts and uses of the site to provide feedback before they actually began the technical work .

The existing Prudential office building.

Earlier this year, we held another sketch plan review with the city council, and my view of the feedback was that the proposal was too spread out with seas of parking and limited walkability.

So this week we actually toured the site to get a better understanding of the scale and the topography. Then we participated in some discussion and visioning activities at city hall to help better articulate possibilities for the site.

There's a great pond in the middle of the site, and I love the hills. The hope is that the pond becomes a central feature and natural park space for the whole community. I also talked about having arts and culture elements incorporated, among other things.

This is going to be a major project, and a new gateway into Plymouth. It is going to take years to complete but it is exciting to have an early hand in the potential final project!
